Da bi i jedna i druga strana bile zadovoljne neophodno je uklju\u010diti prava i obaveze i stanara i stanodavca, ali to nije uvek jednostavno, jer se ova prava i obaveze razlikuju od dr\u017eave do dr\u017eave te i stanodavci i vlasnici stanova imaju razli\u010dite stavove i o\u010dekivanja po ovom pitanju.<\/p>\n<p>Ipak, postoji bar 5 prava stanara koja su ista u svim zemljama.<\/p>\n<p>1.\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0 Bez obzira gde iznajmljujete stan, \u00a0vlasnik je onaj koji vr\u0161i sve popravke u stanu i snosi tro\u0161kove istih, ukoliko oni nisu prouzrukovani Va\u0161om nepa\u017enjom.\u00a0 Ove popravke mogu obaviti i stanari, ali tro\u0161kovi bi trebalo da se nadoknade kroz mese\u010dnu stanarinu ili tako \u0161to \u0107e Vama vlasnik platiti popravku koju ste finansirali. Za svaki slu\u010daj ovo treba naglasiti u ugovoru, kao i vreme za koje \u0107e se ovi naknadni kavrovi otkloniti.<\/p>\n<p>2.\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0 Svaki vlasnik treba da obavesti stanara ukoliko ulazi u stan, i to po mogu\u0107stvu 24 sata pre dolaska. Naravno ovakve posete treba svesti na minimum i isklju\u010divo u hitnim slu\u010dajevima ili slu\u010dajevima popravki.<\/p>\n<p>3.\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0 Stanaru nije dozvoljeno da izdaje stan tre\u0107em licu, ali ni vlasniku nije dozvoljeno da kontroli\u0161e koliko gostiju primate kao ni kada dolazite i napu\u0161tate stan. \u00a0Vi ne placate samo stan ve\u0107 i va\u0161u privatnost u njemu, i to je mo\u017eda i najbitnije stanarsko pravo.<\/p>\n<p>4.\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0 Va\u0161 gazda mo\u017ee predo\u010diti stvari koje mu smetaju, ipak na Vama je da odlu\u010dite koliko \u0107ete ih ispo\u0161tovati. U svakom slu\u010daju, njemu nije dozvoljeno da menja brave i pomera stvari u stanu bez prethodne konsultacije i obave\u0161tenja, kao ni da pose\u0107uje stand ok vi niste u njemu.<\/p>\n<p>5.\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0 Skoro svaki gazda \u0107e tra\u017eiti bezbednosni deposit koji je obi\u010dno u visini jedne mese\u010dne kirijie, ali imajte na umu da se isti novac vra\u0107a nakon dve do \u010detiri nedelje od kada je stanar obavestio da \u0107e se iseliti iz istog, a novac mu se ne\u0107e vratiti jedino u slu\u010daju zna\u010dajnijih fizi\u010dkih o\u0161te\u0107enja \u00a0ili nepla\u0107anja ra\u010duna za komunalije. U svakom drugom slu\u010daju Vi dobijate depozit do poslednjeg dinara.\u00a0 U slu\u010daju da ne ulazite u sasvim nov stan, Va\u0161a je du\u017enost da fa dobro pregledate, uslikate i napravite listu eventualnih o\u0161te\u0107enja kako biste ih prijavili vlasniku stana.
