Svakako najzna\u010dajniji su trendovi na me\u0111unarodnom tr\u017ei\u0161tu i vrednosti kamatnih stopa i oni su naro\u010dito bitni za velike oscilacije u cenama tokom velikih ekonomskih previranja, ali za sve ostale manje i \u010de\u0161\u0107e promene u cenama zaslu\u017eni su neki drugi faktori:<\/p>\n<ol>\n<li>Trenutna ponuda lokalnom tr\u017ei\u0161tu nekretnina \u2013 \u0160to je ve\u0107a ponuda nekretnina na lokalnom tr\u017ei\u0161tu ve\u0107a je verovatno\u0107a da \u0107ete va\u0161u nekretninu kupiti ili iznajmiti po pristupa\u010dnijoj ceni. Cene mogu sko\u010diti jedino u slu\u010daju kada je potra\u017enja ve\u0107a od trenutne ponude slobodnih nekretna \u0161to u praksi nije tako \u010dest slu\u010daj.<\/li>\n<li>Dodatna vrednost nekih od nekretnina\u2013 Pored ustaljenih elemenata koje svaka nekretnina mora da poseduje, neke od nekretnina mogu imati i posebne pogodnosti unutar i izvan same zgrade, kao i brojne luksuzne dodatke kakvi su bazen, prostor za sport, sauna. Dodatna vrednost nekretnine mo\u017ee se odnositi i na razvojni plan za okolinu u kojoj se nekretnina nalazi. Male i velike investicije u najbli\u017eoj okolini mogu imati veliki uticaj na cenu, pa uvek predla\u017eemo i kupcima i prodavcima nekretnina da se posebno raspitaju o razvojnim planovima naselja u kome se nekretnina nalazi.<\/li>\n<li>Priprema nekretnine za prodaju i njena prezentacija \u2013 Sa sigurno\u0161\u0107u mo\u017eete o\u010dekivati ve\u0107u zaradu ukoliko pred samu prodaji investirate u va\u0161u nektretninu, jer \u0107ete na ovaj na\u010din sakriti sve eventualne nedostatke. Mali trikovi poput kre\u010denja, \u010di\u0161\u0107enja, zamene drvenarije ili ograde u dvori\u0161tu \u0107e popraviti prvi utisak kod kupaca, ali i krajnju cenu.<\/li>\n<li>Dobra lokacija\u00a0\u2013 Dobra lokacija je najbolji adut kod svake nekretnine. \u00a0Cena \u0107e svakako biti ve\u0107a ako se nekretnina nalazi bli\u017ee centru grada, ali dobru cenu za nekretninu mo\u017eete zahtevati i ako se nalazi u naselju sa dobrim saobra\u0107ajnim vezama sa drugim delovima grada ili ukoliko se u neposrednoj blizini nalaze drugi interesantni sadr\u017eaji, \u0161oping centri i ve\u0107e zelene povr\u0161ine.<\/li>\n<li>Mogu\u0107nost dodatnog investiranja \u2013 Bez obzira koliko bila visoka cena nekretnine uvek mo\u017eete tra\u017eiti jo\u0161 vi\u0161u cenu ukoliko postoji mogu\u0107nost za dodatnim investiranjem i izgradnjom u okviru ve\u0107 postoje\u0107e nekretnine.
